A loft conversion is usually the most cost-effective way to add a serious amount of space — typically a master bedroom with en-suite, two kids' rooms, or a home office and snug. Crucially, you keep your garden intact and you don't need to sacrifice ground-floor light.
We've converted lofts on every common roof type in the area: cut roofs, trussed roofs, hip ends, gable ends, and the awkward shallow pitches that come with some inter-war semis. The right conversion type depends on your roof, your headroom, and what your neighbours have been allowed to do — we'll walk through it all at the site visit.
Most of our loft conversions are completed without you needing to move out. We work primarily through the existing scaffolding and roof access for the structural phase, then tidy up internally during second fix.

What's included
Every loft conversion we quote covers the full build, fully signed off, and ready to move into.
Structural design
Engineered steel or timber structure to take the new floor and roof loads, signed off by a structural engineer and building control.
Roof alterations
Dormer, hip-to-gable or mansard formation, plus rooflights, lead flashings, slates or tiles to match the original roof.
Insulation and ventilation
Modern PIR or wool insulation, vapour control layers, ventilation pathways and condensation control — all to current Part L standards.
Stairs
Bespoke staircase from the floor below, designed to fit the existing layout with minimum disruption to the rooms below.
Bedroom, en-suite and storage
Plasterboard, plastering, electrics, plumbing, full bathroom installation, fitted wardrobes if required, decoration and flooring.
Fire safety and certification
Fire doors to lower floors, mains-wired smoke alarms, escape windows, and full sign-off by building control.

Common questions
- Do I need planning permission for a loft conversion?
- Most loft conversions in Kent and South East London fall under permitted development, but there are exceptions — conservation areas, double-storey homes with restrictions, and anything that exceeds the volume allowance. We check at the free site visit.
- Will my ceilings be high enough?
- We need at least 2.2m of clear height in the highest part of the loft to make a comfortable conversion. We measure properly at the site visit and tell you straight away if it'll work.
- How long does it take?
- A typical dormer loft conversion runs 8–12 weeks on site. Hip-to-gable and mansard conversions tend to be 10–14 weeks. You'll have a written schedule with the quote.
- Can I stay in the house during the build?
- Yes — almost all our loft conversions are done with the family in residence. We work primarily from the scaffolding for the structural phase to keep dust and disruption downstairs to a minimum.
- What about the party wall?
- If you're in a terrace or semi we'll handle the party wall notice process for you — it's a legal requirement and we make sure it's done properly so there are no disputes later.
