Renovations
Renovations that make the whole house work properly.
From a single-room refresh to a complete strip-out and rebuild, we deliver renovations that respect the original property and bring it up to modern standards.
Bring the whole house up to standard, in one go.
A piecemeal renovation almost always costs more in the long run. Doing it properly — strip the lot back, sort the structure, the wiring, the plumbing and the insulation, then finish to a single consistent standard — is what separates a house that lasts twenty years from one that's dated again in five.
We renovate every type of property in Kent and South East London: 1930s semis, Victorian and Edwardian terraces, post-war bungalows, and modern builds that have been let go. We're equally comfortable with sensitive heritage restorations and full contemporary remodels with steel structures, knock-throughs and underfloor heating.
Most of our renovation clients live in the property while we work — we plan the schedule around that, dust-seal the work areas, and give you a clear written sequence so you always know what's happening next.
Scope of work
What we cover
Renovations vary wildly in scope. These are the elements we typically handle on a full house refurb — pick and mix as needed.
Strip-out and survey
Careful strip-out down to brick where needed, full structural survey, and a clear report on what we find before any new work starts.
Structural alterations
Steel beams, load-bearing wall removals, knock-throughs, internal layout changes. All engineered and signed off by building control.
First and second fix
New first-fix electrics, plumbing, central heating, drainage. Then plasterboard, second-fix carpentry, decoration and flooring.
Insulation and airtightness
Modern insulation in roofs, walls and floors, plus draught-proofing — bringing older homes much closer to current building regs.
Kitchens and bathrooms
Full installation of new kitchens and bathrooms, including tiling, worktops, plumbing and ventilation.
Heritage restoration
Where the property warrants it, we restore original features — cornicing, sash windows, fireplaces, parquet floors — using traditional materials.
How we work
Our process
Free site visit → detailed survey and quote → schedule and dust strategy → strip-out → structural and first-fix → second-fix and finishes → snag and handover. We give you a single project manager from day one.
In their words
“Irinel and his team were amazing. Done a really good job with my extension. They were very polite and professional. No matter what you asked he was more than happy to accommodate and give advice on what works best. Definitely recommend and will be using again should I have future jobs.”

FAQ
Common questions
- Do I need to move out during the renovation?
- Not always. For a full whole-house strip-out it's usually easier if you can. For partial renovations we work room by room with dust seals so you can stay in residence — we'll talk through what's realistic at the site visit.
- How do you handle unknown issues found during the strip-out?
- Older houses often hide surprises — rot, dodgy wiring, undersized beams. We run a contingency line in every renovation quote for exactly this, and any decisions get talked through with you in writing before we spend a penny of it.
- How long does a full house renovation take?
- A typical 3-bed terrace or semi runs 12–20 weeks on site once we've started. Larger houses or heavy structural work can run longer. You get a written week-by-week schedule with the quote.
- Can you work to my designer or architect's plans?
- Yes. We're happy to price and build to existing drawings, and we have trusted architects and interior designers we can introduce if you'd like a recommendation.
- Do you offer a guarantee?
- Yes — 10-year workmanship guarantee, fully insured, with all building control and gas/electrical certificates handed over at completion.
